Zach Bearden

Zach Bearden brings a diverse and well-rounded background in real estate entitlement, design, development, and construction. He began his career at SeamonWhiteside, a planning and civil engineering firm, where he served as Director of Client Services. In that role, he specialized in zoning entitlements, due diligence, and site development for commercial and residential projects across the Southeast. During his 10-year tenure at SW+, Zach developed a deep expertise in land planning and infrastructure, which sparked his passion for real estate development.

To broaden his perspective, Zach joined Mashburn Construction, where he focused on commercial contracting. His responsibilities included contract negotiations, feasibility studies, design team coordination, and serving as a key liaison between owners and contractors throughout the construction process.

In 2014, Zach co-founded Origin Development Partners with two business partners. With offices in Charleston, SC, and Chattanooga, TN, Origin focuses on master-planned communities, multifamily acquisitions, and opportunistic real estate investments. The firm has grown its portfolio with a focus on long-term value creation through strategic site selection, thoughtful planning, and disciplined execution.

Zach is actively engaged in the community through his involvement with organizations including the Charleston Parks Conservancy, Crown Leadership Academy, The Kenny Mile Foundation, and the Urban Land Institute. He lives in Mount Pleasant, South Carolina, with his wife and their two sons, where they enjoy traveling, outdoor adventures, and kite surfing..
